We just got new roofs from Brookens Construction at our Condos "Villas at Meadow Crossing" in Sun Prairie and we love them. We got 8 of our 12 older buildings roofed in 3 days. They finished in 3 days with 3-4 crews on site! Since our condos are ranch style, primarily 1700 - 1800 ft each that's a lot of surface. We chose Malarkey brand shingles, so we have a whole lot of Malarkey on our roofs! I cannot say enough about the quality of service we received from Brookens Construction, from sales to finish. Our original contact was with the owner Aaron Brookens, who was very thorough and pleasant. We developed a very good contract with him. I had contact with project managers Scott, Phil, Alex and Luis. All were amiable, helpful and polite. Phil and Luis were on site managers and were here at 6:00 am. The crews were fantastic and fascinating to watch. They were so fast and capable, we couldn't believe how they climbed the steep roofs and carried bags of shingles on their shoulders. They really knew what they were doing and worked in sync. And what stamina! Cleanup was so thorough and efficient, even shaking out bushes for hidden smaller pieces of debris. We signed our contract in October last year and every text, email and phone call has been promptly answered to my questions from the board and 53 other residents. Phil was a great Project Manager and very pleasant even though I had a lot of questions every day.

Wonderful to work with from start to finish. Went above and beyond helping us navigate insurance claims for our roof, gutters, and siding. Worked with insurance directly on a few supplemental things and the roof install went smoothly and was completed in one day! Looks wonderful, and the pm communication was top tier throughout the installation! Highly recommended.

This report, summarizing observations and proposed solutions, is delivered to you as a PDF via email or our secure client portal. Our field reps are not only adept at spotting issues but are also trained to suggest temporary repairs when needed, providing you with a clear understanding of your roof’s condition and actionable next steps.

OLD ROOFS

Recognizing signs of an aging roof that may be ready for replacement is essential for homeowners. One key indicator is the presence of cracked, curling, or missing shingles, which can compromise the roof’s ability to protect against weather elements. Another sign is the accumulation of granules in gutters, signaling the deterioration of shingle coatings. Sagging or uneven sections of the roof might suggest underlying structural issues that warrant attention. Additionally, if the roof has exceeded its expected lifespan—typically 20 to 25 years for asphalt shingles—it may be time to consider replacement, especially if repairs become frequent. Water stains on interior ceilings or walls and persistent leaks, despite repair attempts, may be signs of an aging roof’s diminished effectiveness.

HAIL & STORM DAMAGE

We inspect the shingles for signs of granule loss, cracking, or bruising, as hail can compromise their integrity. Additionally, we inspect the flashing around chimneys, vents, and skylights to ensure they remain securely in place. The presence of dents on metal components, such as gutters and downspouts, may indicate hail damage. Checking for water leaks or water stains in the attic is also important, as storm damage could negatively impact the roof’s ability to hold off water.
