I have homeowners insurance or a businessowners policy. Does this exclude me from the financing conversation?

Your insurance might cover damage related to an unforeseen event, like a storm or fire. However, it probably doesn’t cover normal wear and tear to your home or multifamily building’s exterior. In that event, financing could be a good option for you.
In the event that your insurance does cover your renovation project, you might still need to pay a deductible. Financing can help you there as well.

Will checking available rates through hearth affect my credit score?

No — pre-qualifying through Hearth does NOT affect your credit score.

What are the advantages of a personal loan as opposed to a home equity loan?

The best part about a personal loan? Fast funding. You’ll likely receive the loan within 1-3 business days of being approved. A home equity loan, on the other hand, resembles a second mortgage — meaning a long application process (4-6 weeks), $300-$600 on a home appraisal, and hefty closing costs.

What factors do loan providers consider when determining if I qualify for a loan?

Personal loan providers will focus on three main factors: your credit score, your income, and your current debt.
Credit score: Lenders will look at your credit score to evaluate whether you’ll be able to pay them back. A credit score of at least 640 will give you access to more lending partners; however, there are some lending partners that will accept a score below 640. The better your score, the lower your rates.
Income: Lenders will evaluate your income to determine if you’ll be able to afford monthly payments. You’ll likely need to submit income verification, like a W-2.
Current debt: Lenders will look at your current debt to income ratio to determine the likelihood that you’ll be able to make monthly payments.

The average annual percentage rate (APR) on a personal loan falls between 10% and 20%. This is the yearly cost associated with receiving the loan and includes interest and fees.

I can’t say enough good things about Brookens Construction. I didn’t think contractors like this existed anymore - they were knowledgeable, professional and fast. Aaron and Barry were great from our first interaction. They were honest, straight-forward and helpful, not pushy at all. There was no pressure to sign anything up front, instead they became my advocate and a great resource. Did I mention that they are all genuinely nice guys!
The whole project went better than I ever could have imagined. The crews were timely, hard-working and meticulous. My roof looks absolutely beautiful! My most amazing project manager, Chad, kept me in the loop from beginning to end and informed about some areas of concern without any pressure to have Brookens fix them. They left my property completely clean, no nails, no damage to my plants or anything. In fact Chad even rolled up the hoses that I had left out, cleaned up after my dogs and gently retuned the bird’s nest to the gutter where my children had been watching baby Robin’s eggs hatch.
I had such a good experience, I will continue to recommend Brookens to anyone and everyone. I will actually miss having them working on my house. Thank you guys so much!

Chad oversaw the project and he fixed a minor rut made by one of the materials trucks. He made me aware of one of the vents that was unintentionally covered by shingles and had the crew correct it. Easy to work with and appreciated his demeanor. Highly recommend Chad and the roofing crew. I also appreciated Aaron checking in as well…. Excellent company…

The crew installing the roof and gutters on were very professional. The foreman was communicated what they were doing when. They took care of covering the plants and the cleanup Of the debris was complete. From choosing Brookens the experience from ordering to completion was an excellent experience. Would highly recommend Brookens for anyone looking at installation of their roof.

Our recent roofing project was exceptional. The work was done in the expected time which included a few distant trips for the Brookens team to obtain requested/needed material. Tray respectfully led the team with confidence and addressed all my questions or concerns immediately.
The team left our home with a wonderful new roof and the yard and landscaping may have been cleaner than when they arrived.
I highly recommend Brookens Construction for your roofing requirements. I will certainly give them the credit when my family, friends and neighbors compliment us on our new roof.

We were hit with some crazy hail wasn’t sure if I should call my insurance or if I should talk to a contractor first. Reached out to Brandon because I had heard so many good things about Brookens Construction and I got a good vibe from him right away. He is one of the most helpful and trustworthy contractors I’ve ever worked with. He spent a good amount of time explaining to me how the process works and what’s the best way to go about filing a claim. Couldn’t be more pleased with the way things went.
